Meeting date: 04/02/2024
Much of the meeting concerned discussion of the upcoming Spring Celebration
being held at Campbell Green Park on April 6, 2024.
Items of interest were Layout of Events, Games, Food Supplies, Kona Ice Truck,
Red Wrist Bands for members and Membership Registration.
People volunteered for Hours of Times to Work at the Various Events and how
many would be needed at the Membership Table.
Barry Rosen gave updated information of the Deed Restrictions Changes on
Housing in the HOA Subdivisions. Trying to Prevent Turning the Lots into a Duplex
or Triplex. We all need to be conscious of what the Dallas City Council is trying to
propose for rezoning (Forward All Plan).
Discussion about possible changes to the Garbage Pickup but yet to be
determined if that is happening.
Schedule for Bulk Trash Pickup/Dallas by zipcode will be put on the HOA Website.

New members …….. introduced and name tags to be ordered.
Julie confirmed that the board members received a copy to review of the .pdf file of the prior year’s bank statements.
Paul de Zagon is covering Events now.
Diana Brown assigned to Membership…….(I have notes here that I can’t decipher).
There is a need now for content in the newsletter; Barbara, who wrote the newsletter, has had to resign from the board; her absence will be missed and was noted.
PMHA now has a laser printer for flyers. Communications board position still needs filled.
Matthew will now be assigned the Yard of the Month.
Reviewed possible event dates for 2024: Spring Celebration April 6 proposed; July 4th for the July 4th event was discussed as the best date; October 1st for National Night Out (first Tuesday); November 2nd for fall social.
Reviewed membership flyer content and emphasized the benefits for PMHA membership and how to make becoming a member easy; discussed how to contact past year’s members who have not yet renewed membership.
Proposed idea of a free curb address number as a sign up perk. Idea was voted on and passed.

Quorum needs to be 2/3 members if we plan to vote on any actions/purchases
Actual vote yes or no --- if not enough folks in attendance, we should email requests to obtain sufficient responses
Where are the HOA bylaws? ......on the tab that says Bylaws
Bows were not formally voted on --- quick raise of hands, not all raised hands in support of bows
Mills Falls has a rental on the street (Bungalow) --- should direct questions to Cara or Jaynie
Andy shares reminder that we should attempt to exclude politics and/or religion from HOA conversations
Barbra plans to work on newsletter for Feb/March ---
plans to include Holiday yard photos and interview owners of Tesla roof
Brennan will take a brief hiatus from the HOA
Remember to remind neighbors to pay dues --- should have updated list 1st week of January
Potential for bike lane on Meadowcreek Next meeting will be January 9th
Looking for businesses to advertise in HOA Directory --- help reduce cost
Julie will have a budget and financials available next meeting
Meetings should be more structured --- each Board member should provide a brief update monthly

Meeting Date: 11/14/23 @ Julie's House
Attendance: Diana, Mike, Andy, Julie, Brennan, Kitt, Barbra, Alice, Tiffany, Betty, Taylor
- Don Pepe's Fall Social was attended well -- roughly same as last year (65 adults/5 kids)
- Diana is now overseeing the Membership role
- Unsure how many folks have signed up/joined
- 38 current members, most are renewals
- New annual member dates - November 1 - October 32
- Will resort renewals vs. new members at next meeting
- Tiffany will continue to include the newsletter in welcome baskets --- she can use baskets, so donate if you have any (smaller is preferred)
- Current balance is around $4,200
- Brennan has approval to purchase pre made red holiday bows ($2/bow)
- Discussion re: inclusion of all neighbors --- red determined as general holiday season color and not offensive
- Betty suggested Jacqueline Southerland from Dallas Animal Services speak to the group re: coyotes and other animals in the neighborhood -- possibly smaller group and tips/info shared with HOA on website
- Mention of email/text groups for streets to quick alert happenings
- Kit will retire as the Yard of the Month person, but will stay on as Co-Block Captain
- Need to fill the Yard of the Month role --- any interest?
- Message sent out earlier re: daycare rec's --- info will be added to newsletter/website
- Andy mentioned a group he has long been a part of was caught up in an embezzlement situation --- over $80K and asked id HOA have an annual audit
- Julie said a financial report can be provided --- all agreed that a checks and balance regularly is necessary and that all purchases should be approved by HOA Board members
- Holiday Bows will only be provided to current members and should be out by December 1 with Holiday flyer distibuted to current and old members
