Neighborhood newsRecap from Forward Dallas April 25 Meeting at Campbell Green Rec Center;
A special thanks to all of you who attended the April 25th meeting regarding Forward Dallas on Thursday evening. We are still counting sign in sheets but estimate at least 200 of you joined us. Unfortunately, we know some of you who had to stand at the back had difficulty seeing the presentation and hearing. Below is a brief summary of the key points based on your questions and feedback; 1. Residents do NOT want duplex, triplex, quadplex or multi-family (up to 9 residences) comingled within their Single-Family residential neighborhoods. 2. Council Member Mendelsohn supports that position. 3. Single Family neighborhoods should not be the target of increased density. Increased density should be focused on the Central Business District, areas where mass transit already exists, vacant shopping centers/warehouses, and other areas adjacent to employment opportunities.Clarification: Elimination of parking minimums/requirements is NOT a part of Forward Dallas; however, that recommendation is currently scheduled for review by the Planning Commission and could have a devastating impact on neighborhoods. If you feel the City needs to pause the Forward Dallas Comprehensive Land Use Plan until it better reflects what you envision for the future of Dallas, please take the time to email your Planning Commissioners and Council Members. As Council Member Mendelsohn mentioned last night, you can send emails for the Planning Commissioners to Yolanda.hernandez@dallas.gov. Ms. Hernandez can then ensure it reaches everyone on the Planning Commission. You can also find Council and Commissioner emails addresses on our website, www.ndna.us . Remember, it takes 8 votes (a majority) to defeat or pass measures; so, your recommendations to your appointed/elected officials are critical. Area leaders requested that everyone try to attend a Forward Dallas meeting with the City Planning Commission at City Hall on May 9 from 7:00-9:00 PM. We need a show of support to PAUSE Forward Dallas until the Comprehensive Plan integrates what Dallas residents and taxpayers want and are willing to support. The meeting will be in the Council Chambers (enter from the Flag Room on the 6th floor). Be there and speak up. Thanks again for attending the meeting. I hope many of you will be able to join us on May 9 to demonstrate we do NOT support any plan that would be detrimental to our Single-Family neighborhoods. - Cookie Peadon; On Behalf of North Dallas Neighborhood Alliance (NDNA) action neededPMHA members:
I urge you to complete this short four-question survey if you have concerns about the development and large number of high-rise buildings being planned for Pepper Square shopping center: https://s.surveyplanet.com/0ga57md4. The goal of the survey is to help the Pepper Square Neighborhood Coalition (the Coalition) better understand and advocate for what matters most to us all. We need your input! The proposed redevelopment could significantly increase our neighborhood's density and traffic along Preston Road, with plans suggesting as many as 1,550 new apartments and mixed-use buildings up to 12 stories tall. It’s a pivotal moment for our community, and your input is invaluable as we strive to ensure that any changes enhance, rather than detract from, the character of our neighborhood. To review the landowner’s current proposal, please click here. When negotiating with Henry S. Miller (the landowner) and Jaynie Schultz (our District 11 Dallas City Council Member), it’s important that the Coalition speak with one clear voice regarding neighborhood concerns. Eighteen homeowner and neighborhood associations, including ours, have united to create the Coalition. Only by standing together can we shape the development in a way that revitalizes Pepper Square while avoiding the pitfalls of overcrowding at the Preston and Beltline intersection, overburdening our city’s resources, or altering our community’s unique character. Instead, we can ensure a development that benefits us all. Help us represent your concerns by completing the survey. Thank you! |
